Much of East Atlanta went up in the 1910s, 20s and 30s — craftsman bungalows and shotgun cottages with low-pitch gables, deep eaves, and front porches whose roofs tie into the main structure at awkward angles.
That porch tie-in is the single most common leak we find in this part of the city. Where a porch roof meets the main wall, there should be proper step flashing worked into the siding. On a house this old it has frequently been replaced badly, or caulked over, or never existed. Water gets behind it and travels down inside the wall, and the stain appears in a room nowhere near the actual problem.
Original decking on these houses is often plank rather than plywood — individual boards with gaps between them. That's fine when it's sound, but a century of moisture means it frequently isn’t, and you cannot tell from outside. Any honest quote on a 1920s bungalow includes a stated allowance for decking replacement, because nobody knows what's under there until the old roof comes off.
Be suspicious of a contractor who gives you a firm total with no decking provision. It usually reappears as a change order halfway through.
