Marietta isn't a generic suburb to us. The housing stock runs from 1890s Victorians around the Square to 1960s ranches in East Cobb to 2000s two-storeys out past Kennesaw Mountain, and each one fails differently.
The older homes near the Square tend to have complex roof geometry — multiple gables, dormers, and valleys — and that's where leaks start. Not in the middle of a shingle field, but at the flashing where two planes meet. The mid-century ranches have long, low-slope runs that hold water at the eaves and rot decking quietly for years. The newer subdivisions went up fast, often with builder-grade three-tab shingles and inadequate ridge ventilation, and a lot of them are hitting the end of their service life right about now.
Cobb County sits in the part of north Georgia that catches spring hail and summer thunderstorm wind. Hail doesn't always punch a hole in a shingle — more often it bruises the mat and knocks off the granule layer, which then weathers three or four times faster than it should. You won't see it from the driveway. You'll see it as a leak two years later, long after the insurance claim window has closed.
That's the main reason we push free inspections after any significant storm. Not to sell you a roof, but because documenting damage while it's fresh is what makes a claim work.
Rule of thumb: if your neighbours are getting roofs replaced and you aren't, get yours looked at. Hail falls in swaths. If it hit their house, it very likely hit yours.

Before work starts
This is the part that catches homeowners out, and the part a lot of storm-chasing contractors skip entirely.
Under Georgia's state minimum standard codes, a full roof replacement needs a permit — and in Cobb County, so does laying a second layer over the first. Minor repairs covering less than about a quarter of the roof usually don't. We confirm scope with the building authority before we start.
If your address is inside Marietta city limits, the City of Marietta permits your roof. If you're in unincorporated Cobb, it's the county. The two have separate processes, and getting this wrong costs you a week. Cobb publishes an "Am I Located in a City?" map to settle it.
Marietta has locally designated historic districts including Kennesaw Avenue and Church-Cherokee Streets. If your roof's appearance changes, you need a Certificate of Appropriateness from the Historic Preservation Commission first — reviewed at a public hearing.
Two things worth knowing. First, repairing a roof with the same material is ordinary maintenance and generally doesn't need review — it's changing the appearance that triggers it. So a like-for-like repair is usually straightforward, while switching from slate to asphalt is not.
Second, there's no fee to apply for a Certificate of Appropriateness. The city has warned that scammers email fake invoices to recent applicants — if you get one, don't pay it, and check with Planning & Zoning first.
